Grass Ridge Farm is a dairy in central Wisconsin run by Matt Lippert and his two sons. When they caught word that a property near their farmstead was for sale, it seemed like the perfect opportunity to expand. The location was perfect. However, there was one problem… their balance sheet wouldn’t allow them to take on more debt.

The Lippert’s brought the property to FarmlandFinder and quickly got matched with an investor, who ended up buying the farm and renting it to them. In addition to getting a fair return, it was important for the investor to know that the land was going to be taken care of.

The goal from the start was for Grass Ridge Farm to eventually own the property, which is why they worked with their Land Support Specialist to put a long-term contract, with an option-to-purchase in place.This means that, even though they don’t own the farm today, they have the ability to buy the farm at a pre-determined price at any point throughout the contract.

The pride that farmers take in their family operations is tremendous. Huge kudos goes to the Lippert family for the courage they demonstrated throughout this entire process. With so many unknowns - what price the farm should be, what’s a fair rental rate, how to find an investor, how to structure an option to purchase contract - they leaned into the process and were willing to try something new.

The time period from when Grass Ridge Farm brought the property to FarmlandFinder to when their investor partner closed on the property was 27 days. “FarmlandFinder was very helpful getting our deal to the finish line.
